Drywall damage is one of the most common calls we get at DMC. A settling crack here, a doorknob hole there, water staining from a leak that’s since been fixed — it adds up fast, especially in commercial properties with high tenant turnover.
Here’s what you actually need to know before picking up the phone.
Patch vs. Replace: How to Tell the Difference
Most drywall damage doesn’t require full sheet replacement. Small holes (under 6 inches), hairline cracks, and surface scuffs are all patchable. Where it gets more complicated:
- Water damage — if the drywall is soft, sagging, or has visible mold, the affected sheet needs to come out entirely. Patching over water-damaged drywall just delays the problem.
- Structural cracks — diagonal cracks running from door or window corners can indicate settlement. Worth having assessed before patching.
- Multiple repairs in one area — sometimes it’s more cost-effective to replace the whole sheet than patch five spots in the same section.
Finish Levels Matter More Than You Think
Drywall finishing is rated on a scale from Level 0 (no finish, framing only) to Level 5 (skim coat, paint-ready, zero texture variation). Most residential spaces need Level 4. High-gloss paint or accent walls need Level 5 — otherwise every imperfection shows under raking light.
If you’re repainting after a repair, make sure your contractor matches the finish level of the surrounding wall. A Level 3 patch in a Level 5 room will be visible every time the light hits it at an angle.
What to Expect from a Professional Drywall Repair
A proper repair isn’t just filling the hole. It’s:
- Cutting back to solid material
- Backing the patch so it doesn’t flex
- Two to three coats of mud with proper drying time between coats
- Feathering the edges so the patch blends into the surrounding surface
- Priming before paint — skipping primer is how patches show through
Rushed drywall work shows. If someone’s quoting you a same-day drywall patch and repaint, ask them how many coats of mud they’re applying.
Commercial Drywall in Edmonton
For property managers and facility teams, drywall maintenance is a recurring cost. Tenant turnovers, accidental damage, and general wear mean most commercial properties need drywall work at least once a year.
DMC works directly with property managers across Edmonton to handle suite turnovers, common area repairs, and larger renovation scopes. We work around tenant schedules and have crews available for fast-turnaround jobs when vacancy windows are tight.
If you’re managing multiple properties, it’s worth having a contractor you trust already in your contacts — not scrambling to find someone when a unit turns over.
