Commercial Concrete Repair in Edmonton: Why Property Managers Call Us First

Edmonton’s freeze-thaw cycle is one of the most aggressive in the country for concrete deterioration, and most commercial properties are fighting a losing battle if they’re not doing proactive repairs.

Why Edmonton Concrete Breaks Down Faster

It comes down to physics. Water gets into micro-cracks in concrete, freezes, expands by about 9%, and forces the crack wider. Do that 30-40 times over a single Edmonton winter and you go from a hairline crack to a spall to a structural failure faster than most people expect.

De-icing salts make it worse. They draw moisture deeper into the concrete while lowering the freezing point, which means the freeze-thaw cycle happens at more extreme temperatures. Properties that use heavy salt application on their lots often see accelerated surface deterioration.

Repair vs. Replace: The Real Question

Full concrete replacement is expensive and disruptive. In most cases, it’s not necessary. The question is whether the structural integrity is compromised or just the surface.

  • Surface spalling under 1/3 depth — resurfacing or overlay is viable
  • Cracks under 1/4 inch wide, stable — routing and sealing stops the damage cycle
  • Heaving from frost — needs subgrade correction, not just surface repair
  • Delamination or deep spalling — partial or full replacement depending on extent

Getting a professional assessment early saves money. A $400 crack seal in April is cheaper than a $4,000 apron replacement in September.

The most cost-effective approach is an annual spring walkthrough — after the frost is out but before summer traffic picks up.
